Sharjah vs Dubai in 2026: A Comparison for Buyers and Investors

A sourced 2026 comparison of Sharjah and Dubai: market size, 4% registration fees, service charges, rental yields and foreign ownership rules.

“Should I buy in Sharjah or Dubai?” is a question we hear every day. The two emirates are neighbours, but each has its own character: Dubai is a large, fast-moving global market, while Sharjah is a smaller market that attracts families and value-focused investors. Below we compare them using only figures published by official or reputable sources, so you can decide based on your goal.

Market size and activity

  • Dubai: according to the Dubai Media Office (January 2026), the real estate market recorded more than 270,000 transactions worth AED 917 billion in 2025, up 20% year on year.
  • Sharjah: according to Gulf News, trading value reached about AED 65.6 billion in 2025, up roughly 64%, and about AED 29.5 billion in H1 2026 according to Sharjah24.

The size gap is big, and it affects liquidity: Dubai usually offers more choice and more buyers at resale, while Sharjah is smaller but growing quickly.

Prices: what recent data says

According to Cavendish Maxwell data reported by Gulf News in July 2026, Dubai residential sales prices fell 2.6% quarter on quarter but remained 1.9% higher year on year, while rents eased 2.5% from Q1 yet were 7.8% higher annually, as around 24,800 new homes were delivered in H1 2026. For Sharjah we did not find a single official price-per-square-foot index to rely on here, and prices vary widely by area and project, so we prefer to share real prices per project when you contact us.

Foreign ownership rules

  • Dubai: foreigners can own in designated freehold areas under the real estate registration law, as Dubai Land Department explains.
  • Sharjah: since Law No. (2) of 2022 and Executive Council Resolution No. (30) of 2022, all nationalities can own within approved development projects, which numbered 50 according to Sharjah24's H1 2026 report.

Registration fees: 4% in both, but...

Dubai

The Dubai Land Department fee is 4% of the property value. Market practice is for the buyer to pay it, although some DLD services show it split 2% seller and 2% buyer, so it is set by agreement. Administrative fees apply on top, including, per DLD's service page, AED 250 for the title deed and a trustee office fee (AED 1,000 + VAT for transactions of AED 500,000 or more). For off-plan, the fee is paid at interim registration, and DLD has directed developers to start paying registration fees within a maximum of 60 days.

Sharjah

According to Khaleej Times, the standard registration and transaction fee is 4%, sometimes cut by 50% for limited periods, as during the ACRES exhibition in 2025 and 2026. The rate can vary by buyer category and transaction type, so check with the Sharjah Real Estate Registration Department.

Service charges

Service charges are a significant annual cost that directly affects net returns. In Dubai, DLD offers a Service Charge Index on its website and the Dubai REST app showing approved charges per project, managed through the Mollak system. In Sharjah we did not find a comparable public index, so ask the developer or building management for current and expected charges in writing before buying. We are not quoting general figures because they vary greatly by building.

Rental yields

  • Dubai: Khaleej Times (February 2026) cited Kuwait Financial Centre “Markaz” as saying average residential yields in Dubai range between 6% and 8% in 2026, with gross yields of 7% to 9% in areas such as Jumeirah Village Circle, Business Bay and Dubai South.
  • Sharjah: in a Gulf News report (November 2025), a broker estimated Sharjah's average gross residential yield at about 4.95%, against the mid-6% range for Dubai. This is a single market estimate, not an official figure.

Remember: yields depend on area, unit type, purchase price, service charges and occupancy, and past figures do not guarantee future returns.

So which suits you?

  • Dubai may suit you if you want a highly liquid market, a wide range of projects and strong rental yields in certain areas.
  • Sharjah may suit you if you want a family home with lower entry prices in many cases, or exposure to a growing market within approved freehold projects.
  • Many of our clients split investments between both emirates to balance liquidity and value.
